Within the City of Vancouver, Point Grey is commonly considered one of the most expensive places to live. Its location on the city’s west side, close to beaches, parks, the University of British Columbia and established shopping areas, has supported exceptionally high home values for decades. Large detached homes, limited land supply, mature streetscapes and access to top local amenities all contribute to its enduring appeal.

That said, the answer can change depending on how “most expensive” is measured. Median sale prices, luxury-home transactions, assessed values and rental rates can produce different results from one reporting period to another. Shaughnessy is frequently at or near the top for prestigious estate properties and large lots, while Kitsilano, Dunbar, Kerrisdale, Quilchena and West Point Grey also rank among Vancouver’s highest-value residential neighbourhoods. Coal Harbour can command some of the city’s highest prices per square foot for luxury condominium living.

For many buyers, Point Grey represents a rare combination of privacy, access and long-term value. Residents are close to Pacific Spirit Regional Park, Spanish Banks, Jericho Beach and major employment, education and cultural destinations. The neighbourhood’s lower-density character and strong connection to nature create a distinctly residential setting while remaining well-connected to the rest of Vancouver.

It is also important to distinguish Vancouver from the broader region. If the question includes Metro Vancouver, some waterfront areas in West Vancouver, particularly the British Properties, Altamont and Chartwell, may exceed many City of Vancouver neighbourhoods in luxury-home pricing. These communities are separate municipalities, however, and are not within Vancouver’s city boundaries.

  • For detached homes: Point Grey and Shaughnessy are often leading contenders within Vancouver.
  • For luxury condos: Coal Harbour and select downtown waterfront buildings can lead on a per-square-foot basis.
  • For regional luxury markets: West Vancouver is often included in comparisons, but it is outside the City of Vancouver.
