Affluent Areas Across Vancouver
Vancouver’s wealthiest neighbourhoods are concentrated primarily on the city’s west side, where established residential streets, access to parks and schools, and proximity to downtown have supported long-term property values. “Wealthiest” can mean different things, including household income, home prices, land value, or the concentration of luxury homes, so rankings may vary by source and year.
Shaughnessy is widely regarded as one of Vancouver’s most affluent neighbourhoods. Its large heritage homes, mature tree canopy, generous lots, and central location make it one of the city’s most distinctive low-density residential areas. The neighbourhood is bordered generally by Granville Street, Oak Street, West 16th Avenue, and King Edward Avenue.
Point Grey and West Point Grey, near the University of British Columbia and the waterfront, are also among the city’s highest-value areas. Homes along Point Grey Road and nearby streets benefit from views, beach access, and a quiet residential character. Dunbar-Southlands is another sought-after west-side community, known for detached homes, green space, and a village-oriented commercial area along Dunbar Street.
- Kerrisdale and Quilchena are established west-side neighbourhoods with substantial homes, respected schools, local shops, and convenient connections to other parts of Vancouver.
- Arbutus Ridge and sections of Fairview include desirable residential pockets valued for their central location, access to amenities, and varied housing choices.
- Coal Harbour, at the edge of downtown, is notable for high-value condominium homes, waterfront access, marina views, and walkability to the central business district and Stanley Park.
It is important to distinguish the City of Vancouver from nearby municipalities. West Vancouver, including neighbourhoods such as the British Properties and Altamont, has some of Metro Vancouver’s most expensive homes, but it is a separate municipality rather than a Vancouver neighbourhood. Similarly, many high-value areas in North Vancouver and the University Endowment Lands fall outside the City of Vancouver’s boundaries.
For residents, investors, and future renters, price alone does not define a neighbourhood’s suitability. Transit access, local services, parks, housing type, and everyday livability all shape long-term value. Thoughtfully planned, well-connected communities can support quality rental living and strengthen the broader neighbourhood over time. Vittori Developments considers these local factors when evaluating sites and creating responsible development that is designed for people and built for lasting community value.
